What is driving our market and economy?

South Florida New Construction market is exciting.  If you think this area is just for retirement, think again.  Fashion and Film industry in South Beach.  Many technology and pharmaceutical companies have located their operations here.  Several large international financial institutions have their offices in Miami.  Thus bringing many young professionals here with the population growing every day.  Of course, we have had an influx of educated and wealthy people relocating to South Florida from Latin America, Caribbean, Europe and the US to enjoy our beautiful sunshine, ocean and life style at affordable prices. 

They come here and they want NEW HOMES!  

I believe if you BUY RIGHT, you can be ahead of the crowd and limit your risk.  So, this site will attempt to give you that edge.   This site will help you with your decision to find the opportunity in the right area, with the right developer and most of all " the right price".


How NOT to buy Pre-construction?

Do not buy from no name website?  

When browsing the Internet, you'll come across two kinds of sites.  Some Sites belong to established local realtors and their sites are means to attract new clients.  You can tell by the realtor name is clearly stated on the site and local number where you can reach the realtor.

On the other hand, you'll see sites with the purpose of getting your data then selling them to the highest bidder.  Usually, some 800#, which takes you to a call center where you'll be directed to anyone available to sell you something.  You can tell the difference since you'll not see a photo of a specific realtor, it's just a site created over night to sell your data or to sell you something without the knowledge.  It's like hit and run.  They are very likely will not be there tomorrow.  Some of these sites will even have false claims of clubs to join, sell you books for preconstruction secrets or to join a club to buy preconstruction!!

Why you should use local established realtor?

 What about the other sites:  Guess the kind of person and service you'll get and how long this free web page will be around.  There are many examples of these where you'll find kids building websites with #800 phone numbers and some condo photos and hoping to catch non-suspecting visitors to buy preconstruction. These sites come and go and you'll be left alone and whatever they claimed to sell you.  Research the site and the preconstruction realtor.  This is not when you want to save a penny.

How to check a website?

http://www.whois.sc  is a good website to find out about a website.  Check when it was CREATED. 

Why that's important?  A site that was created yesterday and promise you a Expert advice in 2008 when preconstruction completes is very unlikely to be around then.

How to check a realtor record?

visit www.MyFlorida.com and you can see if complaints were filed.  Of course, many of these sites are not run by licnensed resltors and you can not catch them or check who they are.

Should I buy from the developer directly?

The problem: Developers are business men.  They want to make the most money.  Each developer know that some units will be in demand and sell fast and some will have less demand.  So, when you work with their inside sales staff, be aware that they have no obligation to you but to the developer that pays their salary.

In fact, developer rewards their staff if they move the slower moving inventory.  Sales staff does not have to disclose facts you need to know.

The solution: Find your own Florida licensed realtor to represent you and deal with the developer.

For your protection, according to Miami-Dade Association of realtors, the Buyer Agent agreement is when you enter an agreement with a licensed realtor to represent you.  Once, you both sign the agreement, your realtor is obligated to disclose all information available to him that could impact your buying decision.  He does not work for the developer, he works for you.  We are proud members of  Miami-Dade Association of Realtors and we honor the association code of ethics.

 

Not every realtor understands preconstruction!!

We receive disturbing amount of emails from realtors (thou they do not say they are but we trace the ips and know who they are) wanting to learn about preconstruction. However, we dedicate our resources to our clients.  The interesting thing is when we visit the realtors sites and we find claims that they are "Preconstruction Expert".  Preconstruction is not the traditional investment vehicle and has different game rules.  Find an experienced preconstruction realtor.  IT CAN MEAN THE DIFFERENCE BETWEEN SUCCESS AND FAILURE.

Expect more than a price list

Call the realtor, talk to him/her, develop a personal relationship.  This a long term relationship.  You'll need your realtor to watch over your investment. 

For example, our clients when they come to visit us, we house them in a luxury hotel and we spend time (lunch/dinner...) with them and in many cases, at the end of the visit, they become personal friends.  They can reach us day or night if they have a question or want to discuss a strategy for tax savings or exit strategy from the investment.
